Roofing in Tempe, AZ
North Tempe is full of 1950s and 1960s homes, duplexes and small rentals with flat or nearly flat roofs. South Tempe adds 1970s and 1980s neighborhoods with shingle and tile. Landlords and owner-occupants both lean on us to keep those older roofs dry.
Short answer
Tempe's most frequent roofing need is flat roof repair and recoating on older homes and rental properties in north and central Tempe, especially near ASU. In south Tempe, along the Kyrene corridor, it shifts toward shingle replacement and tile underlayment work. We serve owner-occupants and landlords alike, schedule around tenants, and provide photos and a written scope for property records.
The blocks around ASU, Daley Park and the Maple Ash neighborhood include some of the oldest homes in the East Valley. Many were built with low-slope roofs that drain to scuppers through a parapet, and over time those roofs settled. Low spots hold water after a storm, and standing water under the Tempe sun is hard on any surface. Coatings blister, seams open and the leak shows up a room away from where the water entered.
We start by finding out what is actually on the roof: foam, built-up, modified bitumen or a mix. Then we clear drains, cut and patch blisters, rebuild low spots with tapered material where needed, and finish with a coating suited to the base layer. Our elastomeric coating work is often the most cost-effective way to add years to a sound flat roof here. Coating a roof that still holds water in low spots only hides the problem for a season, so we correct the slope first.

A large share of north Tempe housing is rented, and that changes how roofing gets done. Landlords need clear communication, documented work and scheduling that respects tenants who may be in class or at work. Rental roofs also tend to collect deferred maintenance: a swamp cooler left in place after an AC upgrade, old satellite brackets, patches on patches. Each of those is a hole waiting to leak. Older rentals also tend to have the original scuppers, which rust through quietly and dump water into the wall cavity.
When we work on a rental, we remove abandoned equipment, seal the openings properly, and write up what we did with photos the owner can keep. If you manage several Tempe properties, we can inspect them in one trip and rank which roofs need work first. Owners with multiple units may also want to look at our roof maintenance plans to keep surprises down. A short yearly visit catches clogged drains and open seams long before a tenant calls about a wet ceiling.
South Tempe, around the Lakes and down toward Warner and Elliot roads, filled in during the 1970s and 1980s. Many of those homes carry shingle roofs that are on their second or third layer, or concrete tile with original underlayment that is well past due. Shingle roofs with two layers are heavy and hot, and we usually recommend a full tear-off rather than a third layer. Tear-off also lets us replace any sheathing that has softened around old vent pipes and the eaves.
For tile homes, a lift and re-lay with new underlayment keeps the look while fixing what actually leaks. We also see a lot of patio roofs in south Tempe that were tied into the house without proper flashing. Getting here is easy from downtown Phoenix along I-10 or the 143, and the Loop 101 brings us into the southern neighborhoods quickly. Read our comparison of tile, shingle and foam if you are weighing a material change.

If it no longer runs, yes. Abandoned coolers on Tempe flat roofs often have rusted pans, failing curbs and loose duct openings that leak in monsoon rain. We remove the unit, patch the opening with matching roof material, and seal it so the spot is as watertight as the rest of the roof.
Layer limits are common across the Valley, with two often being the ceiling. Even where a third layer might be allowed, it adds weight and traps heat. We recommend tearing off to the deck on south Tempe homes so we can inspect and repair the sheathing before new shingles go on.
