Roofing in Arcadia, Phoenix, AZ
Arcadia's 1950s ranch homes rarely have one roof anymore. Decades of additions, remodels and rebuilds have left tile meeting foam, shingle meeting flat, and old framing under new materials. We sort out where those pieces meet and why they leak.
Short answer
Arcadia homes most often need repairs where additions meet the original roof, foam recoating on low-slope sections, and tile or foam replacement when an old shingle roof finally gives out. Big trees on irrigated lots drop debris that clogs valleys and scuppers. We trace leaks to the exact transition, rebuild the flashing, and quote a full re-roof only when the existing roof is truly finished.
The original Arcadia ranch house was a long, low building with a modest pitched roof, often shingled, sometimes with a flat section over a carport or porch. Over the years, owners added family rooms, primary suites, garages and casitas, each built by a different crew with its own idea of how to tie the new roof into the old one. On many lots the result is a roof with three or four materials and as many slopes, and every joint between them is a place for water to get in.
When we trace a leak on an Arcadia home, it is usually at one of those joints: a foam section sprayed against a tile wall without a proper flashing detail, a low-slope addition that drains back toward the house, or a cricket that was never built behind a chimney. Fixing it means opening the transition, rebuilding the flashing at the tie-in, and making sure each section drains away from the next. Sealant alone almost never lasts through a monsoon.

Owners replacing an old shingle roof here usually choose between concrete tile on the pitched sections and foam on the low-slope parts, or a full low-profile foam roof on homes with very shallow pitch. Tile suits the look many Arcadia owners want and handles the sun well, but it is heavy, so we check the framing on older houses before recommending it. Foam weighs little, insulates well and works on almost any slope below what tile needs.
On many lots the answer is both: tile where the pitch allows it and foam where it does not, with careful detailing where they meet. Foam sections then need recoating every 5 to 10 years, and keeping up with a foam recoat on schedule is far cheaper than letting the foam go bare. For homes being expanded, planning the roof before the addition is framed saves a lot of trouble later, and we are glad to walk the plans with you or your builder.
Arcadia is greener than most of Phoenix, with citrus, palms, pines and big shade trees fed by flood irrigation. That shade is welcome in July, but it costs the roof something. Leaves and needles fill valleys and scuppers, hold moisture against the roof surface, and send water over the edge in the wrong place during a hard rain. Branches rubbing on tile or foam wear holes, and palm fronds torn loose in a monsoon wind can crack tiles on the way down.
We clean valleys and drains on every repair visit and point out limbs that should be trimmed back from the roof. Arcadia is a short drive east from our Phoenix office along Camelback or Indian School Road, which makes a spring cleaning and check before monsoon season an easy appointment. On homes with foam, we also look for bird pecking and blistering, which tend to show up first in shaded corners where the coating stays damp longest. Owners who want that done every year can ask about a seasonal maintenance plan.

Learn moreMany can, but not all without changes. Concrete tile is much heavier than the shingles most Arcadia ranches started with. We check rafter size, spacing and condition before recommending tile, and if the framing falls short we suggest reinforcement or a lighter option such as foam or stone-coated steel.
That joint is the weakest point on most remodeled Arcadia homes. The two roofs often have different slopes and materials, and the flashing between them was frequently done with sealant instead of metal. We open the transition, rebuild the flashing properly and make sure water drains away from the joint.
Every 5 to 10 years, depending on the coating used last time and how much sun and shade the section gets. Shaded corners under Arcadia's big trees can stay damp and wear unevenly. We check coating thickness and look for exposed foam, blisters or bird damage, then recommend the timing.
