Roofing in Mesa, AZ
Mesa covers a lot of ground, and its roofs change every few miles. Near Main Street you find postwar ranch homes under foam, out east there are manufactured home parks, and the newer southeast neighborhoods sit under concrete tile. We work on all three, from a single cooler leak to a full tile re-lay.
Short answer
Most Mesa calls we take fall into three groups: foam and built-up flat roofs on older central Mesa homes that need recoating or patching, manufactured homes in east Mesa parks that need seam work and coatings, and tile roofs from the 1990s and 2000s whose felt underlayment is wearing out. We inspect first, explain what we found in plain terms, and price the repair before any work starts.
The streets around downtown Mesa and the Main Street light rail line are full of block ranch homes from the postwar decades. Many started out with tar and gravel, and plenty were later sprayed with foam. Foam holds up well while its coating is fresh, but the weak points sit at the perimeter: where the roof meets a parapet, a scupper, or an old swamp cooler stand. Those spots crack first, and water rides under the coating long before a stain ever shows on a ceiling.
When we climb one of these roofs, we probe for soft spots, check that the foam is still stuck tight to the deck, and look for blisters and bird pecks. If the foam is sound, a cleaning and a fresh coat of acrylic or silicone usually buys several more years. If water has soaked into the deck, we cut out the wet section and rebuild it before any coating goes down. Our page on recoating a foam roof walks through the coating choices in more detail.

East Mesa, out past Power Road and toward the Apache Trail side of town, holds some of the largest groups of manufactured home and RV communities in the Valley. Many residents are seasonal, so a roof can leak for weeks before anyone is home to notice. Metal roofs on these homes expand and contract hard in summer heat, which works fasteners loose and opens the seams. Rubber and coated roofs face a different problem, since the coating thins out until the sun reaches the membrane itself.
For most of these homes the right answer is not a brand new roof. We reseal the seams and fasteners, replace damaged trim and vent boots, and then apply an elastomeric coating rated for Arizona sun. Where a section has rotted through, we rebuild it first. Park rules often govern work hours and parking, so we check with the office before arriving. You can read more about our manufactured home roof work, or call us from your summer address and we will arrange access.
Subdivisions from the late 1980s onward, including Red Mountain Ranch, Las Sendas near the Usery foothills and the newer streets around Eastmark, mostly carry concrete tile. Tile rarely fails on its own. The felt underlayment below it is what gives out, and in Valley heat that commonly happens somewhere around 20 to 25 years. A roof that looks perfect from the sidewalk can be letting water reach the deck at every valley and around every pipe.
Our usual approach on these homes is a lift and re-lay. We remove the tile, stack it on the roof, replace the underlayment and flashings, then reset the same tile with new fasteners and fresh pieces for any that broke. It keeps the look your HOA approved and costs far less than new tile. From our Phoenix office it is a straight run out Loop 202 or US-60, so an inspection here is routine scheduling. See tile underlayment replacement for the full scope.

Learn moreWe do it often, since many east Mesa residents leave before the heat sets in, and we often schedule around that. We check with the park office about access and work hours, photograph the roof before and after, and share the photos with you so you can see the finished work from wherever you spend the summer.
Most foam roofs need a fresh coat every 5 to 10 years, depending on the coating type and how much direct sun the roof takes. Acrylic sits at the shorter end and silicone usually lasts longer. If you can see bare tan foam or the surface has gone powdery, the recoat is already overdue.
That depends on the association. Many Mesa HOAs keep an approved list of tile profiles and colors, and some want the new roof to match the original. Reusing your existing tile through a lift and re-lay usually sidesteps the question. When new tile is needed, we help gather the product details the review committee asks to see.
