Roofing in Carefree, AZ
Carefree was planned as a quiet desert retreat, and its custom homes sit among giant boulders and native desert with roofs that blend into the landscape. Many date from the 1960s through the 1990s and are due for underlayment work. Careful re-roofs that leave the desert untouched are how we work there.
Short answer
Carefree homeowners most often need tile re-roofing with new underlayment on custom homes from the 1970s through the 1990s, along with flat roof repairs on desert contemporary designs. Many homes here use earth-toned tile or flat roofs meant to disappear into the hillside. We match materials closely, protect the natural desert around the home and work with your schedule.
Many Carefree homes were built by owners who wanted something unusual, and the roofs show it: odd angles, multiple levels, curved sections that follow the boulders. A lot of those homes are now forty or fifty years old and may still be on their first or second underlayment. The tile itself often looks fine, but leaks start appearing around chimneys, skylights and the many valleys that come with a complex roof shape.
On these roofs we take extra time mapping the layout before removing anything. Tile goes onto padded staging, each section is re-felted with heat-rated underlayment, and complex valleys get new metal. Then the original tile goes back in place. Where tile has broken, we source the closest match. For a closer look at the method, read our page on re-felting a tile roof. It takes longer than a standard re-roof, and the result is worth it.

Some Carefree homes were designed to nearly disappear, with flat roofs set low behind parapets and finished in desert colors. Those roofs live under full sun with little shade, and their coatings wear down faster than on homes in the valley. Low spots hold water after storms, roof-mounted equipment adds penetrations, and parapet caps crack as the stucco ages. Rooftop air conditioning units, often added long after the home was built, also leave curbs and duct openings that age out of sync with the rest of the roof.
We repair these roofs with materials that keep their low profile. Foam can be resprayed and coated in a tinted finish to match the home's palette, while membranes can be replaced and color-coated where the design calls for it. Parapet caps are rebuilt and resealed. Our foam roofing service is a good fit for many Carefree flat roofs because it adds insulation without changing the home's silhouette. It also reduces heat gain through the ceiling.
Carefree values its natural desert, and many lots have boulders, saguaros and native plants right up against the house. We plan staging with that in mind, keep materials away from protected plants and remove every scrap of debris when the job is done. Wildlife is part of life here too, so we check for packrat and bird nests in eaves and add stops where they have been getting in. Our crews treat the property as if it were their own.
Carefree is roughly a forty-minute haul from the Scottsdale office, a bit longer from downtown Phoenix. We usually pair Carefree visits with Cave Creek and north Scottsdale stops. When a storm causes damage, we send a crew directly. If you are thinking about solar on an older Carefree roof, our post on what to fix before going solar is worth reading first. It covers how to time a roof project around solar panels.

Learn moreIf the underlayment has never been replaced, it is very likely past its useful life. Felt under tile in Arizona heat commonly lasts around 20 to 25 years. A lifted-tile inspection will confirm its condition and show whether a full re-felt or targeted repair is the better choice.
It can. Many coatings come in tinted colors that blend with Carefree's desert palette. Tinted coatings reflect a bit less heat than white, but they help the roof match the home and surrounding landscape. We can show you color options before the work begins.
We plan the staging area before the job starts, keep ladders and material piles away from protected plants and rock formations, and carry tile by hand where needed. At the end of the job we sweep the site for debris so the desert looks just as it did before.
