Roofing in Glendale, AZ
Glendale's roofs tell the story of its growth: small bungalows near the historic downtown, shingle and flat-roofed ranch homes through the middle of the city, and tile subdivisions up in Arrowhead Ranch. Whichever one you live under, the trip from our Phoenix office is short.
Short answer
Older south and central Glendale homes most often need shingle roof repair or a full shingle replacement, plus flat roof patching over additions and carports. In Arrowhead Ranch and the neighborhoods near Loop 101, most calls involve tile underlayment that has reached the end of its life. We check the roof, document the condition with photos, and give you a clear range before any work starts.
A lot of the ranch homes between Glendale Avenue and Olive were built with asphalt shingles, and many have been re-shingled once since. In Phoenix heat, shingles age fastest on the slopes facing south and west. They lose granules, curl at the edges, and then crack along the nail line. A haboob or monsoon gust can strip a row clean off a roof that looked acceptable the week before. We often find that one slope is finished while the other still has life.
When only one slope or one section is failing, a targeted repair or partial replacement can make sense. When the whole roof is brittle, patching becomes a cycle of return trips, and a full tear-off is the better value. We bring sample boards so you can compare shingle colors that read well with stucco, and we explain how ventilation affects shingle life. Our shingle repair page covers the common fixes. On a hot roof we also check that the attic is venting properly, since trapped heat shortens shingle life fast.

Glendale has plenty of homes where a family room, carport or Arizona room was added later with a flat roof tied into the original pitched one. That tie-in is where most of our central Glendale leak calls come from. The flashing is often a strip of metal tucked under shingles and caulked, and the caulk gives up in a few summers. Water then runs along the joint and shows up as a stain where the old and new ceilings meet.
We fix these properly by opening the joint, installing a cricket or saddle if water is pooling, running new step and counter flashing, and sealing the low-slope side with a membrane that laps under the shingle course. It takes longer than another bead of sealant, but it stops the repeat visits. If the flat section itself is worn out, our flat roof repair options include coatings and full replacement. A good tie-in should outlast the flat roof itself.
North Glendale filled in with tile subdivisions through the 1980s, 1990s and early 2000s, many of them built around lakes and golf courses in Arrowhead Ranch. Those homes are now at the age where underlayment fails, and the giveaway is often a leak at a valley during the first strong storm of the season. Broken tile from satellite installers, window washers or solar crews adds to the problem. Old patches with mismatched tile are another clue that a roof has been leaking on and off for years.
We inspect the valleys and penetrations, replace broken pieces, and tell you honestly whether a spot repair or a full underlayment job is the smarter spend. From downtown Phoenix it is a short trip up I-17 or across on the Loop 101. Homes on the west side near Luke Air Force Base are farther but well within our normal service area. Learn more about replacing broken tiles before your visit. A replaced tile is cheap; a soaked deck is not.

Monsoon rain comes in sideways and fast, which pushes water into joints that stay dry in a gentle winter shower. The usual culprit is the flashing where the flat room roof meets the main pitched roof. Rebuilding that tie-in with proper step flashing and a membrane lap usually stops it.
We do. West Glendale near Luke is a longer drive from our Phoenix office than the central city, but it is part of our regular West Valley route. We schedule inspections there most weeks and can come out for emergency dry-ins after storms.
